<div>Once a home reaches pre-foreclosure or foreclosure status it is in the best interest of the lender, and the homeowner to ensure that the property sells quickly, and the balance accrued on the property is promptly taken care of with the profit gained in the sale of the home to the highest bidder. The lending company is given what it is owed, and the remainder to the homeowner. Often, the homeowner gets very little – and thus, reason why a homeowner should not let the home to go into foreclosure.<br/><br/>The key to a successful pre-foreclosure or foreclosure sale is to sell quickly. This will increase the profits made while decreasing the interest and other charges that are being accrued by the lender. Here are some techniques to promote the quick sale of the home:<br/><br/>Home Staging has been referred to as the secret weapon real estate. Research has shown that staged homes are on the market for an average of thirteen days, compared to the average of thirty-one days for homes that have not been staged. During the process of staging the home there are five aspects that should be considered. A diagnostic report should be completed of the home entailing what needs to be changed, renovated, etc. to make the home more attractive to potential buyers. Second, the home should be removed of all clutter, and personal effects. Third, colors in the home should be muted, and neutral. When a buyer walks into the home they should be able to see their life within the walls, not the present residents. Fourth, the home should be clean – and move in ready with new paint, trim and details. Lastly, the home should have curb appeal. A new door, or fresh coat of paint on the door, a manicured lawn and some plants can go a long way in bringing potential buyers into the home.<br/><br/>Staged homes have been shown to sell more than six-percent over the listing price, compared to homes that have not been staged. Staging can cost as little as two-hundred dollars and the profits yielded are well worth the investment.<br/><br/>Pricing is crucial. Once a home reaches foreclosure the lending company is more than likely taking a loss on the property. Asking too high above the balance that is owed on the home, which will go to the homeowner – may deter buyers because it is public record once a home reaches foreclosure. Pricing too little could arouse suspicion in some buyers.<br/><br/>Who is the balance of the mortgage owed to? It is important to consolidate the mortgages with one lender, rather than have two lenders that are owed money because this makes the process more complex.<br/><br/>Prepare the buyers to exit the property and ensure that all paperwork is in order. This way, the new owners are able to move in. A key selling point within the sale is going to be the low price. <div>Alicante has a fantastic location between the mountains and the sea which provides the city with a special kind of beauty.<br/><br/>It’s a city with three thousand years of history behind it. In order to understand it and enjoy it all the more, we should consider not only its present but also its past, and delve a little more deeply into the idiosyncrasies of the city and its inhabitants.<br/><br/>Alicante’s mild climate makes beach-life feasible practically all year round. You certainly have a lot of beaches to choose from:<br/><br/>La Playa de San Juan, seven kilometres of golden sand flanked by a road enabling you to stop wherever you want.<br/><br/>La Albufereta, a quieter residential stretch of sand, protected by the headland of the Serra Grossa.<br/><br/>El Postiguet, situated almost within the city itself, at the foot of the Benacantil Mountain, next to the port.<br/><br/>For scuba divers we can recommend the shores of the Isla de Tabarca off the coast.<br/><br/>A seaport down to its bedrock, gastronomy in Alicante is closely linked to the Mediterranean, with the additional importance of rice in combination with fish being the basis of Alicante&#8217;s cuisine. So be prepared to try dozens of different, savoury rice dishes during your visit. In mentioning some of these rice dishes, the first and foremost is the rice a la alicantina, using chicken and rice as basic ingredients. Also of note is the caldero (stewed with fish), el arroz a banda (rice in fish broth), el arroz con costra (rice with baked egg on top), arroz negro (with squid in its own ink).<br/><br/>Additionally forming part of Alicante&#8217;s culinary stock are its salted seafood preparations, known as salazones, including mojama (tuna roe), bacalao (cod), huevas (roe), pulpo seco (dried octopus), anchoas (anchovies) and melva (which is similar to bonito roe). These are all good tapas before a meal or as a starter, usually offered in the now fashionable presentation of the montadito, i.e. &#8220;mounted&#8221; on a small slice of toasted bread.<br/><br/>When looking for your perfect accommodation, you are probably best off searching the Internet for your accommodation, whether it is a house rental, a self catering apartment or whatever you are looking for, as you tend to get the best deals that way.<br/><br/>Whether you are looking for a long or short term rental, you should be able to find your ideal villa rental in Alicante.<br/><br/>Depending on how many you need the rental property to cater for will determine the type of vacation rental property you will need to look for. Bearing in mind self catering accommodation will most likely be the best value. Whether they drive by or see a picture of the property on the internet, you need to make a great first impression. Most buyers can not see past overgrown shrubs, weeds or dirty siding, and even if they can it is still a turn off because it may reflect how the rest of the house is taken care of.<br/><br/><strong>3)Easy Move-In</strong><br/><br/>Buyers will usually be looking at a lot of different real estate properties, so you want to make sure yours stands out. You want buyers to connect and see the home as their own. For example, updating a kitchen with top of the line appliances, slate and granite counter tops may be nice, but if the property is in a lower class area where these features are rare, it will probably be difficult just breaking even with the added costs if you are not careful.<br/><br/><strong>5)Frugality</strong><br/><br/>A lot of times you don’t have to spend a lot to get a house cleaned up to make it appealing to buyers. Things can add up fast and most new investors go way over budget because they over do it and don&#8217;t keep good track of expenses. <div>The fire alarm wakes you in the middle of the night (you do have one installed in your home, don’t you?).  You have three sleeping children in their upstairs bedrooms. Do you know what to do? Do you have an evacuation plan and have you educated your children as to what to in case of fire?<br/><br/>One hundred sixty two minutes ago, someone just died in a house fire. Thirty-two minutes ago, someone was injured in a house fire.  In 2007, there were 214,000 fires that resulted in 2,895 deaths and 14,000 injuries. Most people die from smoke inhalation or toxic fumes during a house fire. Some of the causes of house fires are cooking (the number one cause), heaters, candles, arson, smoking, children playing with matches and fireplaces. Fires are estimated to cost society an unbelievable 165 billion dollars a year.  Switzerland has the lowest rate of deaths by fire, and the United States has the highest.<br/><br/>The people who are at risk the most are the elderly, children, the poor, African and Native Americans, people living in rural areas or substandard housing or manufactured homes, and please – don’t forget about your pets.<br/><br/>However, there is some good news. These numbers have been on the decline in recent years due to fire education, installation of fire alarms, sprinkler systems, fire code standards, better construction materials, better fire fighter equipment and higher training standards for firemen.<br/><br/>Some precautions you can implement to minimize the risk of a house fire are check your furnace every year, keep all flammable materials away from the furnace, use extreme caution when using a space heater. You can have your fireplace chimney cleaned and use a screen to prevent sparks from igniting rugs, furniture or anything in the room, keep the lint screen free from lint in your dryer and make sure the dryer vent is outside your home. Don’t overload outlets with power strips, if possible try not to use extension cords as they can overheat easily (and never use one that is damaged or frayed), keep the television away from the wall to prevent overheating, do not smoke when you are in bed, tired, or have been drinking.  Keep matches away from children and never leave them alone when there is a fire in the fireplace or a space heater in the room. And always have a watchful eye when you burn a candle, never leaving one burning while you are sleeping. Place your candles on a surface made particularly for candles.  Since cooking is the number one cause of house fires, never leave a pan unattended on the stove – not even for a minute!<br/><br/>It is good to have on hand a fire extinguisher (and know how to use it), install smoke detectors on every floor, especially near the bedroom, kitchen and laundry room, checking the batteries every year, especially if you live in an apartment that doesn’t have a sprinkler system. And the latest form of protection is to have smoke hoods for everyone in the house which will provide a way to breath safely in the event of a house on fire as the smoke is the most common reason for death in a house fire.<br/><br/>In a matter of moments, you can lose everything or those you love. Time is the most precious thing if there is a house fire. Don’t waste it by being unprepared or uneducated. <div>When you put your property up for sale it is important to hit the ground running, you do not want to be marketing a property that is nowhere near ready to be viewed. By painstakingly preparing your property for the sale process, you give yourself the best chances of success. What is essential is to remove emotion from the process, if you are still viewing your property as a home, this needs to be changed; ultimately it is a commodity and the sooner you think of it like that the better.<br/><br/>Part of removing emotion from the sale process is to make your property as anonymous as possible. While you may love the orange walls that give it character, if you visit a show home you will see subtle shades that let anyone believe that they could live in this home. This strategy relies upon psychology; by presenting a property that potential buyers can see as &#8216;theirs&#8217; the chances of securing a sale are greater. Conversely, if your property is heavily personalised to your taste, with items such as family photos and collectibles, it is likely you will put more buyers off than convince them yours is the perfect property to buy.<br/><br/>The kitchen is most probably the most important room in the house when trying to attract potential buyers. Fundamentally, for a quick and profitable sale you need to make the most of your kitchen. This means removing all of the clutter from the countertops and even removing some appliances that decrease the counter workspace. In addition, it is advisable to de-clutter the cupboards; buyers will almost certainly check them and if they are full to bursting, the effect is that the buyer will see a kitchen with little storage space. By clearing the cupboards you can create a kitchen that has oodles of space, even if it means moving non-essential items into storage.<br/><br/>These kitchen steps can be applied across the entire property. While a closet may be the ideal place to store away clutter, when buyers are looking around it is wise to keep to keep it is as clear as possible; once again this shows that the property has plenty of storage. In rooms such as the sitting room many houses have too much furniture that can increase the cluttered look; you are trying to create the illusion of space so it is advisable to remove the extra armchairs and sofas to increase the floor space. Ideally for this tactic you will need to rent some storage space nearby, while the attic and garage can hold excess belongings, these to should be as clear as possible, too full and the buyer may doubt that the property has enough space for their possessions.<br/><br/>The same can be said for the external areas of your property, if you want to see a sale in the near future, the gardens and front entry should be immaculate.
